THE PARK

Cwm Cadnant Lodge Park is located in Caernarfon, North Wales and is accessed directly off the A4086 Llanberis Road.

At the entrance of the park is a newly refurbished, 4-bed dormer bungalow with parking. The lodge park is accessed via solid, electric aluminium gates controlled via a key code providing a secure environment for the lodge guests.

To date, the current owners have installed the first 5 lodges on the park. The development has been carried out to a very high standard incorporating tarmac roads, contemporary lighting, stone walls and bespoke built lodges with individually designed patio areas.

The 5 bespoke built cabins / lodges have been attractively designed to fit in with the surrounding woodland setting. All 5 have private decked areas, hot tubs and parking. Each cabin is built on a chassis and qualifies as a static caravan and the owners have been issued with a site licence under the Caravan Sites & Control of Development Act 1960.

There are 3 no. one-bedroom lodges (Dinas, Peris & Padarn) with an additional sofa bed sleeping up to 3 guests and 2 no. larger cabins (Gwynant & Menai) with two bedrooms which can sleep up to 5 guests. Each lodge is furnished in a contemporary style with an open plan living space, modern fitted kitchen, log burner, stylish bathroom and plenty of natural light.

The remainder of the land, with planning for a further 20 lodges, slopes down to the River Cadnant & remains undeveloped. Below this development land is a footbridge across the river to a former camping area. There is also further land to the west that could accommodate more lodges, subject to planning.

4-BEDROOM DORMER BUNGALOW

The property is located at the entrance of the park and is also used as a short-term rental property but could be used as owners or manager's accommodation, if required.

More recently the owners have changed letting agents and are now signed up with Cottages.com - part of the Hoseasons Group. The new agents have estimated that income from lettings over the 6 properties should increase to £175,000 net of commission in 2024 to £189,000 in 2025. Further detail is available on request.
